We are not a national listing portal. Most of what we sell sits in a few places we can drive to in a morning.

Before you wire anyone money

Four things worth asking us, or any broker here.

Buying property in Costa Rica is safe and foreigners can own land outright. Most of what goes wrong goes wrong on these four points.

Is the property actually registered?

Ask for the folio real number and the plano catastrado. You can check both at the National Registry in minutes. We send them before you visit, not after you commit.

Does it have legal water?

A well or a river is not the same as a water letter. On rural land the disponibilidad de agua from the local ASADA is what decides whether you can build.

Can you reach it in October?

Plenty of land looks fine in March and is unreachable in the green season. We will tell you which of our properties have that problem, because you will find out anyway.

Is it in the maritime zone?

The first 200 metres from the high tide line is public and concession only, and it is where most bad coastal deals happen.
